Choosing an Estate Agent to Sell Your House
It's likely that the best estate agent won't be the agent that values your home the highest, nor unfortunately the cheapest estate agent in town.

When choosing your short list of 3 estate agents, be sure to choose only those who advertise on property portal such as Rightmove. In the 21st Century, more than half of your prospective buyers will have done some research using the Internet, so if your property isn't on the Internet, you'll miss half the buyers.
A good tip for choosing your shortlist is to visit rightmove, select a price range £50k either side of your expected price, and tick "Include Under Offer, Sold STC...". Then from your search results, scroll through and note the selling agent of all properties marked under offer or sold. The 3 agents with the highest number of sold and under offer properties are likely to be your best 3 to market your property.
Decide whether you want to let a single agent market your property (Sole Agency - Usually by far the cheapest option) or have it marketed by several Estates Agents (General Agency - Usually more expensive).
If you're confortable you've found the best selling local agent, try to negotiate a short (6 -8 week) sole agency agreement, with clear direction you'll switch to general agency if they've not found a buyer in that time.
