The approaches need to look clean, tidy, and well kept. It's worth that last minute check.
Your house needs to smell fresh. Don't cook before a viewing, and certainly don't have curry or cook fish the day before. Open the windows in every room an hour before hand, then depending on weather close them 20 minutes before the viewing.
If you have dogs, try to arrange for them to be looked after elsewhere at the time of the viewing. Try a friendly neighbour, or get family member to take the dog(s) for a long walk 10 minutes before the house viewing time. Hide feed and water bowls, and clean up all dog mess in the garden. If you are a dog owner this may seem like your going to far, but trust us. Maximise your chances, every viewing counts.
There are certain smells which seem to actually improve the chances of selling your house. The smells that sell include coffee and freshly made bread.
